Guy Varble is an accomplished real estate investor with a diverse portfolio that includes self-storage, single-family and multifamily rentals, residential flips and commercial properties. His career is marked by the successful management and transaction of over 10,000 units, totaling upwards of $220 million. Varble’s expertise includes ground-up self-storage developments, transforming big-box stores into self-storage facilities and acquiring and optimizing existing properties.
Varble’s journey in entrepreneurship began prior to his academic pursuits. He is an alumnus of Westmont College, where he began shaping his business insights. This foundation was further strengthened by an MBA from Pepperdine University’s Graziadio Business School. His tenure at Procter & Gamble was instrumental in developing his skills in the realm of large-scale operations and budget management, successfully contributing to projects with budgets in excess of $180 million. Before venturing into real estate, Varble was a Commercial Lender in California. Currently based in Iowa, he skillfully balances a thriving career with a fulfilling family life. Married since 1998 and a father to three, Varble’s professional philosophy integrates the use of innovative technology in real estate with a solid grounding in corporate strategy, underpinned by a commitment to family values.
Nicki Varble

Nicki Varble is an experienced professional whose expertise spans across real estate, accounting and project management. She has worked side by side with her husband, Guy Varble, in his real estate endeavors that include self-storage, single-family and multifamily rentals, residential flips and commercial properties. Her acumen in accounting, human resources and underwriting has been pivotal in their success.
Holding a Bachelor of Arts in Economics & Business with an emphasis on Finance from Westmont College in Santa Barbara, CA, Nicki’s early career included working at Mercer Global Advisors in California and The Cheesecake Factory Corporate Office in California where she dealt with employee payroll issues and HR tasks. Nicki’s career includes the role of Accounting Specialist and Office Manager at the Iowa Association for the Education of Young Children in Des Moines, IA. There, she oversaw extensive bookkeeping and office management responsibilities, contributing to the organization’s efficiency and effectiveness. Beyond her career, Nicki cherishes her life’s journey with her husband of 25 years and their three children. She is a proponent of a balanced lifestyle, always seeking personal growth and development while nurturing her family life. Her dedication to both her professional and personal roles exemplifies her commitment to excellence and fulfillment.

Jon Lipovac
General Partner
Jon Lipovac is an experienced professional with over 27 years of experience in Real Estate. He has been actively involved in almost all facets of construction during this time starting out as leader of a small crew rehabbing and renewing existing properties. From top to bottom he has performed and directed the work of over 125 single family homes before starting Trinity Homes in 2006. His time was then focused on building high quality spec and custom homes including a multi award winning Home Show Expo home in 2013. Eventually Jon moved on to being a full time Realtor and Real Estate Investor in 2018 and has facilitated 60 million dollars’ worth of transactions to date.
Jon takes a lot of pride in his ability to communicate, problem solve, negotiate, and look at projects with an eye for detail. Beyond work, Jon pursues spending time in the outdoors, seeking adventure, and bowhunting. Of course, these all come after spending time with his wife, 3 children, and 2 grandchildren.

Thaine Mahanna

Thaine Mahanna has dedicated over 30 years to the fields of construction management, development, and supply chain operations. His career began at the Kansas Lumber Company in Manhattan, Kansas, where he quickly advanced to lead a division specializing in supplying construction materials to military contractors worldwide. This role allowed him to build lasting industry relationships and gain valuable expertise in global supply chain logistics.After 15 successful years in supply and distribution, Thaine transitioned into General Contracting, where he left a lasting mark on the industry.
His leadership contributed to the construction of more than 100 residential homes, the development of multiple residential subdivisions, and the execution of numerous commercial projects spanning both the public and private sectors. His ability to navigate complex projects and deliver high-quality results solidified his reputation as a trusted industry professional. In 2022, Thaine took the next step in his career by founding Mahanna Assets, LLC, a consulting firm designed to leverage his extensive experience and deep industry connections. With a focus on aligning with firms that uphold strong values and philanthropic principles, Mahanna Assets, LLC fosters profitable collaborations that drive meaningful impact in the construction sector. Jeremy is the Principal of Scafold Partners. A business and tax lawyer by training, for the past 30 years Jeremy has helped companies in a variety of industries grown their businesses domestically and internationally. Focused on commercial real estate since 2013, he develops and maintains relationships with leading sponsors, family offices, and investors to help them achieve their goals.
Jeremy is a graduate of Hamilton College and Vanderbilt Law School, where he was Executive Editor of the Law Review.

Jordan holds a Bachelor’s degree in Commerce, specializing in Cooperative Management, and is also a certified Yellow Belt in Lean Six Sigma. Before joining Guy and Nicki Varble, Jordan distinguished himself as the top salesman at a Storage Service Providing Firm and An Operations Trainer at a Promotional Product Distributing Company. His extensive experience in the industry and exceptional sales skills have positioned him as a trusted expert in the field.

Kristin Hesse is a dynamic and results-oriented executive serving as Chief Executive Officer of 3rd Party Management of Self Storage Facilities, a leading provider of comprehensive third-party management services for self-storage owners and operators nationwide. Based in Austin, Texas, Kristin brings deep industry knowledge and a proven track record of driving operational efficiency, revenue optimization, and portfolio growth in the self-storage sector.
Under Kristin’s leadership, the company delivers tailored management solutions—including revenue management, marketing, staffing, technology integration, tenant relations, and ancillary income strategies—to help independent owners, investors, and developers maximize net operating income (NOI) and asset value. Based in the Austin, Texas metropolitan area, he has a proven history of owning, managing, and expanding self-storage facilities while driving revenue growth through strategic site development and innovative storage solutions.
Jim is a Partner in Safe Secure Stored (since 2013) and holds ownership and leadership roles in multiple storage entities, including Co-Owner of Crestway Storage & Parking LLC (since 2017) and Owner of Taylor Storage and Parking, LLC (since 2014). In these capacities, he oversees day-to-day facility management, site development, P&L responsibility, maintenance, and operational efficiency to ensure high-performing, secure, and profitable self-storage operations.

Tyler S. Seals is a partner at Smith Pauley. As a corporate law and mergers and acquisitions attorney, he guides his clients through the process of buying and selling businesses.
He counsels founders,management teams, owners, private equity sponsors and strategic acquirers through every stage of the M&A process. He has deep experience advising clients on all aspects of business transactions in a variety of industries and assists clients in negotiating deal structure and terms and organizing the due diligence process.
He serves as outside general counsel for many startup companies and small business clients. He has extensive experience helping these clients through the entity formation process, guiding day-to-day operational matters, and providing practical and strategic advice regarding growth and exit opportunities.
Tyler also currently serves as a University of Nebraska Center for Entrepreneurship Community Fellow.
